Landlord may use back paver patio for potential vehicle storage. 2. Tenant is responsible for keeping the entire yard free of trash and clutter. 3. The tenant will not be allowed to modify any paint, remove furnishings, or otherwise alter the aesthetic of the house unless approved by the landlord. 4. If there are any issues with proper functioning of utilities or other aspects of the house, it is requested the tenant bring the issue to the attention of the landlord immediately. If the landlord is unavailable for any reason for some length of time and the issue is an emergency (broken pipe, etc), the tenant may call a qualified, licensed professional to address the issue. The landlord will be billed, or the tenant will be reimbursed for any costs. With that, if there is a water line break, or other such emergency, please call a certified professional immediately to address the problem. Tenant will be compensated by the landlord for any charges that incur. 5. No smoking of any kind is allowed in the house, this includes vaping and marijuana. 6. Pets are allowed to visit with guests, but allowed on the furniture. Please clean up after the pet. 7. It is expected the tenant will maintain the yard in a reasonable, acceptable state (i.e. free of trash and clutter) Yard work duties (leaf and other yard debris pick up, weeding, etc) may be delegated to the tenant for potential monthly compensation, details to be considered on case by case basis. Otherwise, landscaping and yard work will need to be conducted by the landlord or other hired landscaper periodically throughout the year. The landlord will give tenant at least 24-hour notice of when these activities will occur. In the event of snow, the tenant is responsible for snow removal from the property and the associated sidewalk. It is a city ordinance to remove snow from sidewalks on the property within 24 hours (ASAP). Additionally, the tenant is required to monitor snow and ice accumulation on the roof (north side) and help to mitigate ice accumulation if possible, and at least to report to landlord if excessive accumulation occurs in order to prevent major damages. 8. If the leasing period exceeds one year, or before renewing an expired lease, of any length the landlord requires a walkthrough of the property inside and out to assess its condition. If the lease is month to month, the walk-through will occur after one year of residence. 9. It is expected the tenant will maintain the cleanliness of the house in a reasonable manner so as not to attract rodents, ants, or other pests inside the home or skunks or other vermin in the exterior space. 10. When any tenant moves out they are required to conduct a thorough cleaning of their room/bathroom as well as the communal areas of the house (kitchen, living room, laundry room, etc), regardless if others remain in the house. This includes sweeping, mopping, vacuuming, and wiping down of surfaces, including toilet and bath/shower, countertops, at the least. Failure to do so could result in cleaning fees ($250) to be deducted from the deposit. 11. The rent amount is per two occupants. The primary tenant(s) may sublet a room with approval from the landlord. The additional tenant must sign a lease agreement for their duration of stay with the landlord. The primary tenant(s) will be responsible for submitting the total rents to the landlord. Additional rent will be collected for additional tenant at the rate of $200 per month, making the total for three occupants at $2600/month. 12. Thermostat will remain at or above 55 degrees throughout the year to prevent pipe freezing during colder months. 13. Prospective tenant will need to undergo a background check as well as furnish two applicable references (former landlord, employer, etc)
