This cozy home is located literally across the street from a popular nature / jogging / biking trail. Instead of seeing houses across from you, you see what I call "The Green Wall", which is... TREES! The "wall" and trail is part of the Bob Woodruff park system; the trail leads to more park areas in both directions.
The house is located in a VERY QUIET area. I have lived at the house in the past, including for brief periods recently; for anyone who appreciates peace and quiet, this place is golden!

(If you don't like smart thermostats, that's okay; it can be operated continuously as a simple, normal mode--a.k.a. "Hold my temperature--until I change it again!"
Main bedroom bath has newly installed herringbone style tub surround. Besides the bright, lovely appearance, it is SO easy to clean! Just damp cloth. No grout to maintain!

The house is very close to the DART train (about 1.3 miles), and there's also a DART bus that runs about 1/3 mile away in case you want to utilize the public transit system. The DART train station has a Park-and-Ride setup, so that could be a biggie if you're in position to take the DART train to work.
Quality, nearby Plano schools (PISD). Also, Collin County College at Spring Creek is located just 1.2 miles away. Very convenient if you or family member plans to attend (or teach) there.
I had planned on--and can still go with--you providing your own washer and dryer and fridge. However, if you need any or all of those items provided, I can do that; if we go that route, I'll buy them once you sign on with me. At the moment, my mini-fridge (with freezer; visible in photos) is there, but I will replace that with a full sized-one once we're moving forward.

The carpet is in good overall condition; however, I am planning to have it professionally cleaned before you move in.
I realize that many people don't care much about the garage status, but for those who do... There are some stains on the garage floor, but I just spent about 2.5 hours using a power washer and detergent--and for a few spots, acid--to clean it. So even though the garage floor isn't gorgeous, it's not laden with wet oil or such. Basically a clean walk.
Minimum FICO credit score of 650 required. $50 non-refundable application fee per adult required.
NOTE 1: It typically takes several days for me to perform background checks. The time depends, in part, on how quickly I get callbacks from references you provide, such as in instances where I don't get through on the first call, leave voice mails, etc. I mention this for this reason: Do not expect to move in immediately / next day from our first conversation! If you need a place this very minute, my place isn't going to work for you.
NOTE 2: I may accept Zillow's (or other sites') filled in application. However, even if so, I have a two page application I'll need for you to fill in, which I use to do background checks (clean background required). Your total household monthly income needs to be at least 2.75 times the rent; also required are most recent pay stubs and photocopy of driver's license.
NOTE 3: There's a small number of outside items I'm finishing up. One is a soil erosion issue near the front walk / sidewalk. I'm planning to hire a landscaping company to fix that soon. Regardless, it / they won't affect living space / move-in.
NOTE 4: I will need to speak with you by phone before I meet with you in person to show you the house. I think the Zillow scheduling tool is cool, but for my situation it's best to work that out scheduling via voice, text or Zillow messaging.

Landlord maintains water and sanitation account, but tenants pay for the services (landlord supplies bill each month and tenants reimburse the landlord; no upcharges or added fees to water and sani service). Tenants get electricity and if desired, HSI (high speed internet) accounts in their own name. No natural gas service. Lease term is normally 12 months, but I have some flexibility on that. Lease automatically goes month-to-month at end of term. Renters insurance recommended, but not required.
