Located on safe, quiet, desirable street of interesting old houses and giant trees. Lots of people go for walks in this neighborhood in the evening, because it's such a nice area.2 bedrooms, 1 bath. Large living room with glass brick window. Dining room opens to covered slate patio, overlooks sunset and wooded backyard. Completely renovated with ceramic floors in bath and kitchen, unusual granite counter accents. Kitchen has fluted hickory kitchen cabinets, newer appliances, side-by-side fridge, gas stove, greenhouse window. Approx. 1100 sq ft. Fenced backyard. Plush new carpet in living room and dining room. Funky light fixtures. Ceiling fans in every room. On-street parking for one or more cars. All yard work is included. The upper level tenants are two responsible, quiet professionals. The ceiling has been insulated to reduce noise from above unit, but you still hear noise like any duplex. Full-size washer/dryer in shared utility room. Utility room also has a "bicycle garage" for parking your bike. New high-efficiency gas furnace, high-efficiency central AC and good insulation keep the utility costs down. The gas and electric bills are very reasonable. Keep that in mind when comparing prices to other homes, where the gas bills alone could be $200-400/month. Over the last 2 years, the gas (heat, hot water, cooking) bills averaged $80/month, with a low of $35 in 9/2011, and a high of $180 in 2/2011. The gas/water bill is for the entire house, and is split in half between units. The electric bills vary around $30-40/month most of the year, and goes up $20-30/month for the 3 hottest months due to AC. The electric is billed separately for each unit. Trash is either a $95/year decal for the trash can, or stickers for $2.20 per pickup. Internet and/or cable TV can be shared with other unit, or purchased separately. It has wiring for cable TV and landline phone. From the last tenant, the total utilities, which include gas, water, electric, internet and trash, averaged $133/month from Mar 2011 to Feb 2012. Many people ask if it's a basement. It's not very basement-like, and not dark and gloomy. Only one side of the house is up against the ground, and it has full-size windows on all four sides that let in plenty of light. All doors have deadbolt locks, and the keys will be changed before you move in. The outside has several exterior lights and a motion-sensitive security light. Lots of people say this street, Jefferson Park Circle, is their favorite street in Charlottesville. It has a lot of character. All the houses are interesting, different, and surrounded by huge trees. Lots of people walk this street in the afternoon or evening, because it's the nicest one around. Many people who live here bike or walk to UVa for work. The Charlottesville bus, UVa bus, and free trolley stop nearby.A block away is a fenced church playground. Next to it is the oldest swim club in town, Fry's Spring Beach Club (http://www.frysspring.org/). A 10 minute walk away are restaurants and coffee shops: Fry's Spring Station Fire Roasted Pizza (http://www.frysspringstation.com/), Carmello's, Guadalajara, Thai 99, Wayside Takeout, Atlas Coffee (http://atlascoffeecville.com/), Hoo's Brew, and a convenience store.
