Link will be sent to prospective tenant via Zillow link. Landlord will accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency. Two months of pay statements and employer's contact information are required. Letter of recommendation from current landlord welcome. Due at signing: First and last month's rent. Security deposit can be paid over time. No smoking. All individuals over 18 years-of-age must be on the lease. Tenant responsible for all utilities: electric, water/sewer, garbage. If Landlord contacted by providers of these services regarding overdue payments, a $75 fee will be assessed. Rent is due the first of every month (or can be prorated for another day of the month). There is a three day grace period. On the fourth day a $75 late fee will be incurred. On the 10th day an eviction notice will be served. Tenant responsible for upkeep of yard -- Seed will be provided if needed. Property manager will visit tenant 30 days after move-in then every three months with advance notice. Any changes to the property need advance approval from the Landlord. For emergency repairs, contact Landlord immediately. No long-term RVs parked in driveway or in front of house. No one can live in the garage. No open fires. Tenant must provide proof of renter's insurance. Tenant responsible for all damages beyond normal wear and tear as identified in WA statutes. Lease can be broken with 60 days notice and one month's rent. Parking available in garage, in the driveway and there is plentiful street parking. Maximum number of tenants is five. Maximum of two pets. Each requires a $500 deposit. A credit score above 680 is desired. Income should be 2.5 times the monthly rent. No history of eviction.
