Garbage: Dispose of trash properly and in designated bins; avoid overflow that may attract pests.
DAMAGE AND REPORTING (TENANT)
Prompt Notice: Tenant must notify landlord in writing of any needed repairs within 48 hours of discovery (especially leaks, water intrusion, or mold).
No Unauthorized Repairs: All repairs beyond minor maintenance must be approved in writing by landlord.
Negligence: Tenant is liable for repairs caused by misuse, neglect, or damage beyond normal wear-and-tear.

Involve on-site sales, pick-ups, or client/customer visits;
Create excessive noise, traffic, odors, or other disturbances;
Violate any applicable zoning, health, or safety regulations.
Any commercial activity must be conducted solely in a manner consistent with residential use of the property and in compliance with all laws and regulations. The Premises shall not be used for retail operations, catering, meal preparation for sale, or any activity involving in-person transactions at the property.
