DAMAGE AND REPORTING (TENANT) Prompt Notice: Tenant must notify landlord in writing of any needed repairs within 48 hours of discovery (especially leaks, water intrusion, or mold). No Unauthorized Repairs: All repairs beyond minor maintenance must be approved in writing by landlord. Negligence: Tenant is liable for repairs caused by misuse, neglect, or damage beyond normal wear-and-tear. LANDLORD RESPONSIBILITIES Major Repairs: Landlord handles repairs over $100 unless caused by tenant negligence. Pest Control: Landlord provides quarterly pest control service; tenant must cooperate with service access. Systems Maintenance: Landlord maintains HVAC, plumbing, electrical, and structural integrity of the home. PROHIBITED ACTIONS (TENANT) No Alterations Without Approval: Includes painting, drilling holes, installing fixtures, or changing locks. No Hazardous Materials: Storage of flammable, toxic, or illegal substances is prohibited. No Overloading Systems: Avoid excessive use of electrical circuits, plumbing fixtures, or appliances in a manner that risks damage. COMMERCIAL USE RESTRICTIONS Tenant may operate a home-based business from the Premises provided it does not: Involve the manufacture, storage, or sale of goods or food from the Premises; Involve on-site sales, pick-ups, or client/customer visits; Create excessive noise, traffic, odors, or other disturbances; Violate any applicable zoning, health, or safety regulations. Any commercial activity must be conducted solely in a manner consistent with residential use of the property and in compliance with all laws and regulations.
