Lease Structure Term: Fixed term of 60-180 days (start & end date stated in lease). Renewal: Extensions allowed with 30 days' written notice and landlord approval. Renewal rate may adjust based on market. Early Termination: Tenant may end lease early with 30 days' written notice and payment of an early termination fee equal to one month's rent. 2. Rent & Fees Monthly Rent: $1,300 (all utilities & Wi-Fi included). Security Deposit: $1,000 (refundable, less damages beyond normal wear). Cleaning Fee: $200 non-refundable, covers professional deep cleaning at move-out. Pet Policy: Pets considered with $200 non-refundable pet fee + $40/month pet rent. Late Fee: $50 after 5th day past due; $5 per day thereafter until paid. 3. Utilities & Services Rent includes electricity, water, sewer, garbage, and high-speed internet. Utilities capped at $150/month; tenant pays overages. Landlord responsible for pest control, lawn maintenance, and any included subscription services. 4. Maintenance & Care Tenant responsible for day-to-day upkeep: cleaning, trash removal, replacing lightbulbs, reporting maintenance issues promptly. No alterations to furniture layout, wall decor, or fixtures without written approval. Any loss or damage to included furnishings, linens, or decor beyond normal wear is billed at replacement cost. Tenant must run AC/heat to prevent humidity damage. 5. Restrictions No Smoking/Vaping inside the unit. No Subletting or Short-Term Rentals (Airbnb, Vrbo, etc.). Home-based business allowed if it does not involve in-person transactions, food sales, or retail sales from the property. Maximum occupancy: 2 persons. Quiet hours: 10pm 7am. 6. Entry & Inspections Landlord may enter with 24 hours' notice for repairs, inspections, or showings for future tenants. Emergency entry without notice permitted if property is at risk. 7. Move-In/Move-Out Condition checklist completed at move-in and move-out. Keys, remotes, and access devices must be returned; replacement cost deducted from deposit. Cleaning checklist provided prior to move-out.
