Late Payment & Returned Payment Fees: Rent is due on the last day of each month, to cover the rent for the upcoming month. Example: Rent for October is due on September 30. Payments received after the 5th of the following month will incur a late fee of $100, plus $10 per day until paid in full. Accepted payment methods: ACH transfer, bank wire, or Zelle. Checks are not accepted to avoid returned payments and any bank charges. Payment is considered received only when the funds have cleared and are available in the landlord's account. Early Termination: If tenant chooses to end the lease before the 1-year term expires, tenant must provide at least 60 days' written notice and pay an early termination fee equal to two months' rent, unless otherwise agreed in writing by the landlord. Tenant remains responsible for rent until a new tenant takes possession or the lease term ends, whichever occurs first. Tenant must comply with HOA rules (if any) and local ordinances. No painting, installing fixtures, or modifying the property without written permission. The tenant must review, complete, and return the signed Move-In Condition Checklist to the landlord within 7 days of taking possession of the property. Default & Remedies: Outline that failure to pay rent or follow rules is a breach of lease, allowing eviction and recovery of costs
