Utilities and Maintenance: Tenant is responsible for payment of all utilities including water, gas, electricity, internet, and trash services. Tenant is also responsible for watering and maintaining all plants on the property.
Landscaping: Owner shall retain and pay for gardening services covering lawn and basic yard maintenance.
Insurance Requirement: Tenant must carry active renter's insurance for the duration of the lease, with minimum personal liability coverage of $100,000.
Property Access: Owner or designated agent may enter the premises with at least 24 hours' notice for repairs, inspections, or maintenance, except in the case of emergency.
Repairs and Reporting: Tenant is required to promptly report any damage or malfunction within the residence. Routine upkeep such as light bulb replacement and air filter changes shall be tenant's responsibility.
Alterations: No alterations, painting, or installation of fixtures may be made without prior written consent from the owner.
Guest Policy: Guests staying beyond 14 consecutive days must be disclosed to owner in writing. No subleasing or short-term rentals permitted under any circumstances.
Move-Out Procedure: Tenant shall provide a minimum of 30 days' written notice prior to vacating the premises. Keys and garage remotes (if applicable) must be returned at lease end. Final inspection will be conducted to assess property condition.
