Security Deposit Tenant shall pay a security deposit of $4,900.00 upon execution of this Agreement. The deposit may be used to cover damages, repairs, cleaning, or unpaid rent. Any unused portion shall be returned to Tenant within 30 days after lease termination, along with an itemized list of deductions if applicable. Utilities and Maintenance Tenant is responsible for payment of all utilities, including electricity, water, gas, internet, and trash removal. Home Warranty: The homeowner shall maintain a home warranty plan. The Landlord shall cover the cost of the warranty, but service call/visit fees shall be paid by Tenant. Repairs and Maintenance: - Normal wear-and-tear repairs or major system failures are Landlord's responsibility. - Damages caused by Tenant's misuse, negligence, or failure to maintain shall be Tenant's responsibility. - Tenant must notify Landlord promptly of any needed repairs. HVAC Maintenance: - Tenant shall replace HVAC filters at least once every four (4) months, at Tenant's expense. - Landlord shall schedule and pay for professional HVAC inspections at least once every one (1) to two (2) years. - Tenant shall provide access for such inspections and cooperate with maintenance schedules. 5. Occupancy No more than six (6) persons may reside on the Premises without written permission from Landlord. 6. Pets Pets are permitted with conditions. Additional Security Deposit: $300.00 Monthly Pet Rent: $25.00 7. Smoking Policy Smoking is strictly prohibited inside the Premises. Violation results in a $250.00 penalty per incident (up to 2 incidents). Upon the third violation, Tenant shall pay fines and the Lease may be terminated. 8. Condition of Premises Tenant accepts the Premises in its current condition and agrees to return it in substantially the same condition, subject to normal wear and tear. 9. Default and Termination If Tenant fails to pay rent, violates the lease terms, or causes material damage, Landlord may terminate this Agreement in accordance with Georgia state law. 10. Miscellaneous / Additional Terms Keys and Access Cards provided: - House keys: 2 - Mailbox key: 1 - Garage keys: 1 - Gym keys: 1 Either Tenant or Landlord must provide at least two (2) months' written notice prior to vacating or terminating this Agreement at lease end. 11. Entire Agreement This Agreement constitutes the entire understanding between Landlord and Tenants. Any modifications must be in writing and signed by both parties. 12. Governing Law This Agreement shall be governed by and construed under the laws of the State of Georgia.
