Fee and Policy Guideline
Base Rent: $2,500 per month (12-month lease).
6-Month Lease Option: $3,400 per month.
Home Gym Fee: +$200 per month if tenants opt to use the home gym.
Furnished Option Fee: +$325 per month if the property is rented furnished.
Security Deposit: $2,500, (equivalent to one month's rent), with potential deductions for damages
beyond normal wear and tear.
Pet Policy and Fees: $250 per pet, plus possible additional cleaning fees.
Smoking Policy: No smoking inside; smoking allowed outside only.
Utilities: Tenants are responsible for all utilities, including water, gas, electricity, and internet.
Parking: Free street parking is available in front of the home. Tenants also have access to private
garage parking and a parking pad.
Yard Maintenance: Tenants are responsible for maintaining the front yard. If preferred, the landlord
is willing to handle yard maintenance at no additional cost.
Appliance Care: Tenants should avoid placing food scraps in the dishwasher or sink. Food waste
must be disposed of in the trash to prevent clogs or damage.
Water System Care: The outdoor drip irrigation system must be turned off during winter months to
prevent freezing damage and turned back on in spring for seasonal use. Tenants may handle this
themselves or allow the landlord to take care of it at no additional cost.
Entry & Access: The landlord may enter the property with reasonable notice (minimum 24 hours)
for repairs, inspections, or other necessary access. In the event of an emergency, entry may occur
without prior notice.
Alterations & Painting: Any holes made for hanging (including shelves, mounts, or decor) must be
properly repaired upon move-out. Any paint changes must be restored to the original color or to a
solid white color agreed upon by both landlord and tenant.
Cancellation / Early Termination Policy: Tenant must provide 30 days' written notice to cancel the
lease early. Tenant must pay a cancellation fee equal to one month's rent ($2,500). Tenant remains
responsible for rent and utilities until a replacement tenant begins a new lease, or until the original
lease term ends whichever comes first.
