Cleanliness: All spaces must be kept clean, all shared spaces must be kept clean after use.
Common Area Use: Feel free to use all the amenities provided in the common area.

for the rental of a bedroom within the above property.
1. Term
This is a month-to-month rental agreement, beginning on [Start Date]. Either party may terminate this
agreement with 30 days written notice.
2. Rent & Payment
Monthly Rent: $1,100 (utilities included). Rent is due on the [day] of each month. A 3-day grace period
is allowed after the due date. If rent is not received within the 3-day grace period, Tenant will be
considered in default and subject to eviction proceedings in accordance with California law. Landlord
reserves the right to increase rent with 30 days written notice.
3. Move-In Payments
Before move-in, Tenant must pay the following in full:
- First month's rent: $1,100
- Security deposit: $300
Total Due at Move-In: $1,400
4. Security Deposit
The $300 security deposit will be held by Landlord as security against damages, cleaning, or unpaid
rent. Any damages or unpaid rent will be deducted from the deposit. Deposit (minus deductions) will be
returned within 21 days after Tenant vacates.
5. Utilities & Services
All utilities (water, electricity, gas, internet) are included in the rent. Excessive or abusive use of utilities
may result in additional charges at Landlord's discretion.
6. House Rules
No animals or pets are allowed unless specifically approved in writing by Landlord.
No guests are allowed without Landlord's prior approval.
Garage is off-limits, except for accessing the washer and dryer.
The alleyway on the left side of the house is strictly off-limits and may not be used by Tenant or
Tenant's guests.
Shared bathroom must be kept clean and respectful for all tenants.
Kitchen access is permitted, with designated space in fridge and cabinets for Tenant. Tenant must
clean up after each use.
Quiet Hours: 10:00 PM 7:00 AM daily. Tenant must avoid excessive noise that may disturb others.
Smoking, illegal drugs, and disruptive behavior are prohibited inside the property.
7. Cleaning Responsibilities
Tenant must maintain their room in a clean condition. Tenant is responsible for cleaning up after
themselves in shared spaces (bathroom, kitchen, laundry). Failure to maintain cleanliness may result in
deductions from the security deposit for additional cleaning services.
8. Move-Out Responsibilities
Upon move-out, Tenant must return the room in the same condition as when received, minus normal
wear and tear. Tenant must remove all personal belongings and trash. If additional cleaning or repairs
are required, costs will be deducted from the security deposit.
9. Maintenance & Damages
Tenant shall keep their room and shared areas clean. Tenant must immediately report damages or
repairs needed. Any damages beyond normal wear and tear will be deducted from the deposit.
10. Entry
Landlord may enter the rented room for repairs, inspections, or emergencies with 24-hour notice
(except in emergencies).
11. Termination
Landlord may terminate this agreement for non-payment, violation of house rules, or other substantial
breaches, in accordance with California law.
12. Entire Agreement
This agreement constitutes the entire understanding between Landlord and Tenant. Any changes must
be in writing and signed by both parties.
