Month-to-month rental agreement on approved credit. BOTH criminal and credit background checks on all applicants over 18.
Must show proof of gross income 3x the rent, have enough reserves on hand for first month's rent and security, and good credit.
All current tenants in the building including the 4-plex next door have been vetted by me, and are respectful lovely tenants.
This property is strictly a NON SMOKING, NO PET PROPERTY. Current tenants rent here because it's a non-smoking, no pet property. Out of respect for them no exceptions.

Head phones are your best friends.
No TV in communal areas.
No music in communal areas unless mutually agreed upon.
Quieter times weekdays 10pm-10am. Weekends 11pm-10am.
Do your dishes within 30 minutes of cooking. Wash, dry, and put away including wiping up any messes so you have a clean kitchen each time you and your roommates use it.
Clean up any and all messes you make.
Only 2 guests at a time unless OK'd by your roommates in advance.
No overnight guests unless OK'd by your roommates in advance.
Out of respect, check in often with your roommates to see if any transgressions have occurred, and how to better coexist.
Complaints should first be discussed with the parties directly involved. If no resolution is found, put your request in writing to all parties involved and CC me, the manager and owner. If a resolution can still not be found, I will weigh in.
This is a great situation with respect and cooperation.
