No pet and non-smokers please. DETAILS OF HOUSE -1,858 sq foot 3 bedroom / 3 bathroom house -Fully fenced in ~6000 sq ft backyard overlooking the valley with lovely views -Single car garage with loft space for storage -Driveway can accommodate up to 4 cars (no trailers or RVs - HOA rules) (& there is street-parking but not in winter (November 1st May 15th because of snow clearing)) -Snow removal and lawn mowing (in spring) are responsibility of renter (electric mower & shovels provided) -Open plan kitchen / dining / living room -House has front deck & back deck which has views of downtown, Mount Werner, Sleeping Giant, Emerald Mountain, etc -Laundry room upstairs -Lots of closets / storage space -Forced air heating / no air-conditioning -Neighborhood park with playground 1 minute walk from house / Access to back field path (leads to Silver Spur neighborhood) 4 minute walk from house REQUIREMENTS -Absolutely NO TOBACCO smokers please. No exceptions. -No sub-letters or short term letters (i.e. Air Bnb) -Renter's Insurance required for entire length of lease (avg ~$25 month). Proof of receipt required before move-in. FURNISHED House is furnished with larger items (beds, couches, tables etc) but is NOT a turn-key property (so no linens, kitchen supplies, etc). UTILITIES - Utilities in the winter run about $600 each month, to be paid on top of rent, and will remain in the owner's name. Utilities include: internet / gas / electricity / water & sewage / trash & recycling. **There is a normal amount of usage for each of these utilities during wintertime $600 - anything well above the normal will need to be paid for by the renter. I.e. if you keep the thermostat at 85F 24/7 all winter this would cost extra! : ) LOCATION / FREE STEAMBOAT BUS -House is in quiet neighborhood of West End Village, Steamboat Springs. Lots of locals & families. 2 miles from downtown. -Yampa Core Trail accessible via 10 minute walk or 5 minute bike ride. -Bus stop 8 min walk from house on Rt 40 for Steamboat's free bus. Goes to downtown (~12min) and ski resort (~20/25mins). NO PETS -Sorry, no pets allowed.
