This Room Rental Agreement ("Agreement") is made and entered between Landlord and Tenant for the rental of a private room located at 2760 Grand Ave SW, Atlanta, GA 30315 ("Property"). Tenant will have shared access to the bathroom, kitchen, office space, laundry facilities, and common areas, while the basement, extra bedroom, and additional bathroom are non-shared spaces and remain under the exclusive access of the Landlord at all times. This lease is a month-to-month agreement, with either party required to provide 30 days' written notice for termination. Tenant agrees to pay $120p per month, due on the 1st of each month and a security deposit of $1200, which will be refunded within 5 days after the lease termination, minus any deductions for damages beyond normal wear and tear. The rent includes electricity, water/sewer, high-speed internet, and trash removal, while the Tenant is responsible for any additional utilities or services they choose to add. Tenant is prohibited from subleasing, renting, or otherwise transferring the rental space to any other party. House Rules & Restrictions: Tenant may not copy, duplicate, or share keys provided for the gate and house. No smoking is allowed anywhere inside the property, and no pets are permitted. Parties, loud gatherings, or disruptive activities are strictly prohibited. The Tenant must maintain cleanliness in both their private space and shared areas. Liability & Access: The Tenant is responsible for any damages beyond normal wear and tear, and any necessary repairs or replacements will be deducted from the security deposit. The Landlord retains the right to access non-shared spaces (including the basement, extra bedroom, and extra bathroom) at any time. Additionally, the Landlord may enter the rented premises with reasonable notice for maintenance, inspections, or emergencies. Termination & Legal Compliance: Either party may terminate this agreement by providing 30 days' written notice. Should the Tenant vacate without proper notice, they will be responsible for rent until the notice period ends or a replacement is found. Tenant agrees to comply with all local laws, ordinances, and HOA regulations, if applicable. Any violations of this agreement may result in immediate termination of the lease.
