From then on, the renter must pay the owner the $1450 rent in the form of a check or cash by the 5th of each month. A late fee of $50 a day will be charged for any rent not paid by 7pm on the 5th day of each month. An additional $50 will be charged if a rent check bounces. Rent only covers one occupant, the initial approved renter, staying in the apt overnight. Renter must request permission for anyone he/she wants to have as an overnight guest. The Security Deposit cannot be used towards the last month's rent.
