The rent of $1450 is to be paid on a month to month basis. The first month's rent, plus a $1000 security deposit (not allowed to be used towards the last month's rent), is to be paid before the renter occupies the studio or moves any personal items into the unit. From then on, the renter must pay the owner the $1450 rent in the form of a check or cash by the 5th of each month. A late fee of $50 a day will be charged for any rent not paid by 7pm on the 5th day of each month. An additional $50 will be charged if a rent check bounces. Rent only covers one occupant, the initial approved renter, staying in the apt overnight. Renter must request permission for anyone he/she wants to have as an overnight guest. The Security Deposit cannot be used towards the last month's rent. Some of the security deposit might be returned if the renter did not damage the unit, and the renter leaves the unit as clean as the first day he/she moved in, as well as devoid of any trash or belongings. The tenant must keep the smoke and carbon monoxide detectors plugged in &/or batteries in working conditions while renting, as well as keep the fire extinguisher in the visible, ready to use kitchen spot where the owner has set it up.
