Within a practical walking distance is a mini strip mall with Winn-Dixie, 24hr pharmacy, small family restaurants (Chinese, Greek, Italian) FOXTAIL coffee shop and various additional services such as barber shop, pet care, CONWAY PLAZA Publix and others. Close to important transportation corridors such as Semoran and 408. In a close vicinity there are Fashion Square Mall, South Downtown and Boone High School.

IMPORTANT !
A process typically does not start until after a prospective tenant has TOURED the unit and submitted an Application for residency with me, the owner. Also, please, understand that the place in on the SECOND FLOOR and a resident MUST climb steps. The place is not providing a garage space currently, but could be added during negotiations, please, let me know.
The lease terms are expected to be annual for 12 months. The lease will be signed by all paying tenants. No sublease will be allowed. Renters insurance is not required but highly encouraged, nuances of which will be mentioned in the document.
All residents of the community have complete access to all amenities such as swimming pools, tennis courts and free parking space. Also tenants under my lease will not have to worry about their water/sewage utility bill.
IMPORTANT DISCLAIMER
Before signing a lease, all perspective tenants must go through a screening process conducted by the HOA to ensure safety of all community residents. The screening process is easy and the HOA application could be picked up at the showing or requested electronically. Please understand that there is no way to apply for this place without speaking to me, the deed-owning owner (e.g. filling a Zillow application or contacting the HOA directly).
Application requirements:
1. Each person 18 years of age and older must complete and sign an application.
2. Gross monthly income must be three (3) times the amount of the monthly rent.
3. Credit report for at least one applicant must be 580 or higher.
4. Criminal background check should reveal no felonies within the last seven (7) years.
5. No sexual offenders allowed.
6.Preferably no previous evictions.
Application must include:
1. HOA processing fee $50per applicant (It is separate and in addition to my application fee)
2. Application fee $35 per applicant (It is separate and in addition to the HOA processing fee)
3. Copy of PHOTO I.D. (driver's license, military I.D., etc.)
4. Most recent PROOF OF INCOME (two (2) pay-stubs, W-2, 1040 Income Tax Return, others)
Incomplete applications without all required fees or proof of income will be disregarded.
