APPLICATION APPROVAL REQUIREMENTS:
Applicants must meet the following requirements:
Every person wishing to reside in the unit, 18 years of age or older must apply and must provide a valid government issued photo identification (and consent to a copy being made). (Note that we cannot accept military ID's as they cannot be copied under law.)
Every applicant must have viewed the interior and exterior of the property. If there is more than one applicant, at least one must view the property in person (and may facilitate a virtual tour of the property via Skype, FaceTime, or another interactive "real time" method of taking a virtual tour of the property on behalf of those not present in person). Failure to arrive on time for the showing appointment, or to provide advance notice of the intent to reschedule, may result in denial of the application.
Applicant must meet financial requirement of earning at least 3 times the monthly rent, and must provide proof of income. Any two adult applicants may pool their income to meet the 3x monthly rent requirement. All additional adult occupants thereafter must financially qualify individually showing proof of income earning 3x the monthly rent on their own. In the case of a guarantor, they are required to show proof of income earning at least 5x the monthly rent. Acceptable proof of income includes one or more of the following: copies of last two pay stubs (must include employer name, employee name, and pay period; cannot be older than the last 3 months); in the case of self-employment, bank statements from the last 3 months (which show name of bank, account holder name, statement date, summary of deposits and balance) and income tax statements for prior year (e.g., @W2 or 1099); or proof of savings for prior 3 months showing a balance of at least 3 times the monthly rent for the entire lease period.
Each applicant must be able to demonstrate a pattern of meeting rental obligations, leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants can have no prior evictions, and must have verifiable references for positive rental or mortgage history over the last 24 months. Please note that you must provide contact information for the previous landlord and they must take or return calls made to them from us within 48 hours of initiation of screening or we may move on to the next application.
A screening report is required as part of online application process. Applicant is responsible for cost of screening report. Details (including the name and address of the consumer reporting agency) will be available to applicant prior to applicant initiating such report. If your application is not approved because of the results of such screening report, applicant has the right to obtain a free copy of the consumer report and to dispute the accuracy of information appearing in the consumer report. Comprehensive reusable tenant (i.e., portable) screening reports are not accepted. We require a positive credit history (e.g., no non-discharged bankruptcies; no money owing to a previous landlord; no unlawful detainer action or eviction history; at least 1 active account being rated to establish history). For first time renters, with no established credit or rental history, a Guarantor may be required (who would be required to submit a separate application, pass the screening process and have income equal to five times the monthly rent as well as good credit history). Owner reserves the right to reject an application based on the results of the screening report, consistent with Seattle's Fair Chance Housing Ordinance and other local, regional, and federal fair housing requirements.
If you intend to have a pet on the property you must obtain permission in advance. All pets must be properly licensed and you may be asked to provide a record of current immunizations. Service/Companion animals are defined as an animal that provides necessary medical support for the benefit of an individual with a disability. In this case, we will require written documentation of the animal's status as a service/companion animal in order for your application to be considered complete.
Only completed applications will be further processed in the order received. Groups of more than one applicant will not be considered complete until the applications from all members of the group are received. Each applicant of legal age must submit an individual rental application. Please note that, while equivalent applications are processed in the ordered received, other factors such as the requested date of the commencement of tenancy may result in priority of another application.
If your application is approved, owner will provide a contract for you to review and sign. You will thereafter have 48 hours to sign the contract and deposit the required move-in amounts (e.g., deposit, cleaning fee, last month's rent). If you fail to meet this deadline, owner reserves the right to reject your application and move forward with the next applicant in line.
If an applicant has a sensory, physical, or mental impairment that limits a major life function, or needs meaningful access to the application form (i.e. applicant does not speak English and needs a translator) and is not able to complete an application in a timely manner, they can make a request for additional time or a reasonable accommodation to extend their application period for up to 72 hours. Please submit your request with the requested timeline to complete the application, the reason for your accommodation request and documentation supporting your request. Upon receipt of your request, the date and time received will be noted, and you will be put into the application queue based upon order of receipt. In the event your application is not completed within the request timeframe, we will proceed with the next application in line.
