Two large rooms for rent in a two-bedroom apartment on the first floor of a four-family brick building in the Hamilton Park area. From best reckoning, the building was erected in 1878 (based on a search of old New York Times articles--the original records were destroyed when the City Hall burned a long time ago). There are many small cafes and several stores nearby, including a mall. The PATH is in walking distance. A branch of the city free library is a block and a half away. There is a laundry on the corner, about 25 feet away, but there is a washer and dryer in the kitchen. I need to update the washer. You get the very sunny, south-facing living room with large windows, and what used to be the dining room, but which is now your bedroom. You get a separate entrance to your rooms. I get the two smaller rooms in the back of the apartment, on the opposite side of the kitchen from your rooms. We share the large, eat-in kitchen and the bathroom. You would have access to the large back yard through the first of the back rooms. (I keep most of my stuff in the second back room.) All of the interior doors will have locks, except for the door to the first back room, so you can get to the backyard, but all the interior doors will be louvered, beach-style, because there's only one thermostat (in your rooms) and we need to make sure none of the rooms are cut off from the thermostat and so get too hot or too cold. We split the electricity and gas bills. Water (cold and hot) is included in the rent. Available by end of September after some renovation. There's a lot of refreshing that needs to be done, but if the area and the place interest you, you're welcome to register your interest. Rooms are available because my grand-niece is moving in with her mother (my niece) after 11 years at 288. Apartment has hardwood floors in your rooms, two window air conditioners (front room and kitchen), electronic locks on the doors leading to the hallway, and gas-fired hydronic baseboard heating. There is an electronic lock with alarm on the main entrance to the building. You would have shared access to the door-bell camera via your cell phone. There are four tenants in the apartments upstairs, all professionals. Pretty quiet building. Back yard had some damage when two trees from neighbors' lots fell into the back yard, but I am clearing that up. It should look good when I'm done. There will be more pictures as the renovations are completed. I own the building so I naturally take care of maintenance issues right away. There are no finder's or agent's fees.
One-year lease. We split gas and electric, but cold water and hot water are included in the rent. Please be neat, clean, responsible, and respectful of the property and other tenants, as will I!
