Thinking new drought-resistant sod and trees will be planted as well, provided tenant agrees to water (approx 5 gallons per day total). Looks rough right now on the outside but if you will work with me I believe everyone will be happy when we are done. 1 year lease, non-smoking premises, and tenant pays all utilities (i.e. water (Erskine Creek Water), trash, propane (Amerigas), electricity (SCE), etc, except septic).
