If interested, please complete the rental application directly through Zillow.
Applications will be reviewed within 48 hours. Approval is based on a first-come, first-qualified basis.
Each adult (18+) intending to live in the home must submit a separate application.
Lease Requirements
Minimum lease term: 12 months (longer terms available upon request).
Security deposit varies depending on credit and background check; standard deposit equals one month's rent.
At lease signing, security deposit and one month's prepaid rent are due in full.
Lease start date must be within 30 days of approval.
Utilities & Services
Tenant is responsible for all utilities, including water, electricity, and gas.
Landlord covers trash removal.
Tenant is responsible for lawn care and routine maintenance (unless otherwise agreed in writing).
Pets
Allowed pets include: small to medium dogs (under 50 lbs), cats, birds, small caged mammals, and fish.
Restricted animals: large dogs (50+ lbs), livestock, farm animals, reptiles, exotic, poisonous, or otherwise dangerous animals.
Pet fees: $250 non-refundable pet deposit (per pet) + $35/month per pet.
Maximum of 2 pets permitted (unless approved by landlord).
Approval & Move-In
Approved applicants must execute a Lease Agreement and submit the full security deposit within 48 hours of approval.
Failure to meet these requirements may result in the home being offered to the next qualified applicant.
All approved applicants are bound by the Lease Agreement even if they have not toured the property in person.
Additional Notes
Renters insurance with a minimum liability coverage of $100,000 is required before move-in.
No smoking allowed inside the property.
