1. Lease Term
Initial term: 6 months minimum, beginning on agreed start date
Lease automatically renews month-to-month at landlord's discretion unless either party gives 30 days' written notice prior to the expiration date.

2. Rent
Monthly Rent: $10,000, due on the 1st day of each month.
Late Fee: $100 if rent is not received by the 5th calendar day of the month.

3. Security Deposit
Tenant shall pay a security deposit of $10,000.

4. Utilities & Services

No subletting, Airbnb, or assignment without prior written consent of Landlord.
Guests staying longer than 7 consecutive days or 14 total days in any 6-month period require landlord's written approval.
Violation of this provision shall be deemed a material breach of the lease. Landlord may, at their discretion, levy additional rent of $500 per day per unauthorized occupant, issue a written notice to cure or quit requiring removal of the unauthorized occupant(s) within the time permitted by law, and/or terminate the lease and pursue all available remedies including eviction, recovery of damages, attorney's fees, and costs.
6. Maintenance & Repairs
Tenant shall keep the premises clean, safe, and in good order.
Tenant is responsible for minor repairs (e.g., clogged drains, light bulbs, smoke detector batteries).
Tenant shall promptly notify Landlord of maintenance issues over $150.
Alterations or improvements require written approval and become property of Landlord.
7. Landlord Entry
Landlord may enter with 24 hours' notice for inspection, repairs, or to show the property, or immediately in case of emergency.
8. Pets
1 small dog per pet deposit
9. Smoking
No smoking or vaping in or outside the premises.
11. Default & Termination
If Tenant fails to pay rent or violates lease terms, Landlord may terminate with proper legal notice.
Tenant remains liable for rent through the term of the lease unless Landlord re-lets the property.
12. Renewal / Rent Adjustments
At renewal or extension, Landlord reserves the right to increase rent in compliance with applicable rent control or state laws.
