    What's special

    We are completely upgrading our home with renovations. When completed the home will be completely upgraded inside and out. We are retaining the 1880's charm and designs, like the hardwood flooring, the stairs railings and banisters, and moldings. Updated August 2014. The exterior renovations are about 99% complete. The custom front door installed, the front porch and railings are complete. Brick pavers have been installed for the large driveway (3 car parking is possible) and partial walkway. The porch landing base and exterior light remain to be completed in front. New lifetime energy star shingled roof installed with coverage layer of ice and water protection, installed with the high wind nailing pattern best practices. All new construction pella low-e argon filled energy efficient windows (not replacement windows), house sealed with tyvek house wrap, hardiplank fiber cement siding with azek pvc trim. We used advanced materials to provide as maintenance free an exterior as possible. The paint is warrantied for 20 years and the siding for 50 years, both transferable to new owners. All the trim work is high tech azek brand pvc which is maintenance and paint free. We have already started much of the interior work. The whole home has been insulated with high efficiency closed cell spray foam. This superior insulation will reduce and minimize the heating/cooling demands for the home. This includes spray foaming the roof deck to minimize heat loss in the winter and heat gain in the summer. Insulating the roof deck also extends the life of the roofing shingles. Traditional insulation has been placed underfloor/ceiling to maximize efficiency of the radiant floor heating. The whole home has had sheet rock hung on the walls and ceilings. We are in the finishing process of this task to a level 5 drywall finish. Next up inside is the radiant under floor heating and resurfacing of the hardwood flooring. The electrical has been upgraded to 200 amp service with a new panel, all new circuits with arc fault breakers and gfci breakers where required by code. All new circuits and outlets with grounds, switches, recessed lighting cans with high efficiency LEDs throughout. Energy star LED recessed lighting house wide won't use more than 320 Watts and have a 5 year warranty and average life of 23 years. Each bedroom as well as the living room has been home run wired with CAT5e network cable, as well as RG6 coax. The basement has a distribution network panel for both cable, network and video camera security. All new plumbing from the meter forward, fixtures, drains, sewage, potable water delivery manifold and venting are complete. The tub in bathroom 1 is a 6 ft long - deep soak jetted tub, the shower in bathroom 2 is roughed at 38"x38"x74". The domestic hot water system is a 199,000 BTU on demand tankless natural gas system that provides an endless supply of hot water. Basement shutoffs for each water distribution line, including the outside/driveway hot/cold faucet. The flooring is a beautiful hardwood almost throughout (except bathrooms, laundry and kitchen). We have 4 bedrooms, two each on the upper floors, half bath 1st floor, full bath 2nd floor with tub and full bath top floor with shower. We also have a laundry on the 2nd floor with full size washer and dryer and a dedicated washing basin sink with independent drain. Make us move. If you did, you'd have a great opportunity to customize the interior designs and customize finishing touches, mainly the kitchen and bathrooms, choosing colors, cabinets, counters, fixtures. We don't have any destination in mind, so making us move would entail some work on our part figuring out where to go next. That all being said, if you are not looking for a project, a labor of love, a fixer upper home, and doing some interior renovations, then this home won't be a good fit as the interior requires finishing.
