TENANT QUALIFICATION CRITERIA:
Applicants must be adults over the age of 18. Each adult in the household must complete an application. Applicants must apply via Zillow Renter portal; additional screening and background check are required prior signing the lease. Valid government issued identification and social security numbers must be provided for Zillow application and additional screenings and background checks.
INCOME & CREDIT SCORE: Applicants must have a verifiable, combined documentable monthly income of at least 3x of monthly base rent and a minimum credit score of 650.
RENTAL HISTORY: Applicants must have at least 24 months of verifiable rental history with no more than 2 late payments as reported by previous landlords. Applicants must have taken good care of the property. First-time renters or applicants with no verifiable rental residency history require additional deposit and rent payments.
OUTSTANDING BALANCES AND EVICTIONS: Applicants must not have an outstanding balance with a previous landlord or a rental eviction on their record.
PET POLICY: Small pet under 40 lbs with landlord approval is allowed. Maximum TWO pets within the property. Pets must be registered with Brevard County Sheriff's Office Animal Registry, with updated vaccination records, and current tick and flea treatment. Pet breeds and species must be complied with state regulations, laws and statutes, HOA covenants, bylaws, and restrictions etc. A monthly pet rent of $50 per pet is added to the base rent.
