Lease Addendum Compliance and Rules
1. Rent and Late Fees
Rent is due on the 1st of each month.
A $25 daily late fee applies beginning on the 3rd of each month, up to a maximum of $125 per month.
2. Landlord Entry and Inspections
Landlord may enter with at least 48 hours' written or electronic notice for inspections, maintenance, or lawful purposes, except in emergencies.
Inspections may occur up to twice per year, except as needed for repairs or safety issues.
3. Lease Continuation and Month-to-Month Terms
If no new lease is signed after expiration, tenancy automatically converts to month-to-month at the same rent unless otherwise stated in writing.
Either party may terminate a month-to-month tenancy with 60 days' written notice per RCW 59.18.200.
4. Tenant Maintenance Responsibilities
Tenant shall perform routine maintenance and minor repairs from ordinary use, including but not limited to:
Replacing lightbulbs and smoke-detector batteries.
Unclogging drains, toilets, or sinks caused by normal use.
Keeping appliances and fixtures clean and in working order.
Promptly reporting any issue requiring repair beyond minor maintenance.
Repairs resulting from neglect, misuse, or failure to report promptly will be charged to Tenant. Landlord remains responsible for normal wear-and-tear repairs or building-system defects.
5. Property Alterations and Fixtures
Tenant shall not drill, nail, screw, mount, or attach any fixture, object, or decoration to walls, ceilings, or surfaces without written consent from Landlord.
Minor temporary items (such as removable picture hooks) are permitted if restored to original condition upon move-out.
Unapproved alterations will be repaired at Tenant's expense.
6. Utilities and Services
Tenant pays for electricity (heating and stovetop).
Landlord pays for water, sewage, and garbage collection costs.
Tenant must maintain renter's insurance from a reputable provider and list Landlord as an additional interested party.
7. Pets
Cats only are permitted.
Dogs or other pets are not allowed.
8. Property Rules
No smoking in the home or on the balcony.
No marijuana or illegal drug use.
Quiet hours: after 10 PM.
No subletting or short-term rentals (e.g., Airbnb).
Tenant must comply with all HOA rules; HOA fees are included in rent.
Tenant parking limited to the garage only.
Balcony/porch areas may only have in-use furniture; no storage permitted.
9. Security Deposit and Move-Out
Landlord will provide an itemized statement of any deductions within 21 days of vacancy, per RCW 59.18.280.
Deductions may include professional cleaning or repair costs beyond normal wear and tear.
10. Violation or Illegal Activity
Violation of this lease, HOA rules, or any illegal activity may be grounds for termination or eviction in accordance with RCW 59.18.
All notice and due-process requirements will be observed.
11. Attorney Fees
In any legal action arising from this lease, the prevailing party is entitled to recover reasonable attorney fees and court costs.
12. Landlord's Commitment
Landlord will handle major maintenance and provide a positive rental reference upon satisfactory completion of the lease.
