Prospect Hill Preserve consists of 53 U.S. acres in Estate Prospect Hill in the northwest corner of St. Croix, U.S. Virgin Islands. Owners will consider subdivision into 10 and 23 acre parcels at the following list prices: 10 acre knoll - $600,000; 23 acre parcel - $600,000. Prospect Hill Preserve lies on the leeward side of the island approximately three miles north of the town of Frederiksted. The remaining 20 acre parcel, mostly steep hills, is under conditional obligation to be donated to a land preservation organization for use as a greenbelt and wildlife preserve, bringing the adjacent wildlife sanctuary to approximately 100 acres. If the 53 acres are purchased in the entirety, the Purchaser would be eligible for filing an application for the Federal Conservation Land Deduction on federal taxes. Donor can deduct the full fair market value of the donated property. Your charitable contribution deduction is limited to various percentages of your adjusted gross income. Zoning is R-1 residential. Road easements granted under deed. Restrictions and Covenants will be recorded in compliance with local zoning regulations and to preserve the pristine nature of the valley. Electrical and telephone service available from local utilities. Access by paved public road to within 1000 feet of site. Dirt road access at three points on the property. The northwest corner of St. Croix is characterized by large land holdings and limited residential development. Prospect Hill Preserve constitutes the bulk of a double valley system that is topographically isolated from surrounding properties. Prospect Hill Preserve was so named for its pristine natural state. Ranging in elevation from 200 to 500 feet above sea level, the defining ridges of the valley are high and slope downward to the west, effectively creating a natural berm. The valley is awash in magnificent tropical plants and trees and has evolved into a prolific bird sanctuary. Tumbling down through the center of the valley is a third, lower ridge line that descends into the coastal meadow in the form of a beautifully symmetrical hill (shaped like an up-side down bowl). From the vantage points on the center ridge the entire nature preserve, the historic Butler Bay Greathouse (now The Feather Leaf Inn) and ever-changing ocean views are visible. Clear skies afford the view to Puerto Rico 100 miles to the northwest. Prospect Hill Preserve is dedicated to the preservation of the night sky and supports implementation of quality lighting codes for nocturnal viewing undimmed by ambient light. Just offshore lies one of the premier diving sites in the Virgin Islands. Three sunken wrecks - the Suffolk Maid, the Northwind, and NOAA's Hydro Lab draw divers of all skill levels. There are also deep wreck dives at Butler Bay - the freighter Rosa Maria and a tug boat, The Coakley Bay. Prospect Hill Preserve is part of the leeward rain forest that covers much of the northwest quarter of St. Croix. Throughout the area and on the property itself grow magnificent specimens of mahogany, baobab, tibet, lignum vitae, saman and many other tropical trees. Deer are frequently seen. Doves, sugar birds, parrots, frigate birds and countless other varieties inhabit the rain forest. Please call 570-556-6348 for additional maps, photos, videos and drone footage. A zoom conference should be arranged before a site visit. All planned visits will be in compliance with Governor Albert Bryant's mandates for masking and social distancing. Every traveler (visitors AND residents) age five and older who enters the U.S. Virgin Islands is required to use the USVI Travel Screening Portal AND submit a COVID-19 test result prior to travel to avoid being denied boarding of their flight. The secure portal can be found at www.usvitravelportal.com.
