Smoking Policy: Smoking is strictly prohibited inside the premises, including common areas such as hallways and balconies. Tenants who wish to smoke must do so outside the building and dispose of cigarette butts responsibly. Parking Policy: Parking is available on a first-come, first-served basis in open parking areas. Tenants are not assigned specific parking spots. Unauthorized parking in reserved spots or in fire lanes is not permitted and may result in towing at the owner's expense. Pets Policy: Pets are allowed with prior approval and payment of a non-refundable pet deposit of 250.00 for one pet and 350.00 for two pets. Breed and size restrictions may apply. Rental Policies: Our standard lease duration is 12 months, with an option to renew at the end of the term. A security deposit of 500.00 will be due once the contract is signed. Rent payments are due on the first of each month, and late fees will be applied for payments received after the grace period. Maintenance Responsibilities: Tenants are responsible for keeping their rental unit clean and in good condition. This includes routine maintenance such as changing light bulbs, replacing air filters, and reporting any maintenance issues promptly. Landlord will handle major repairs and maintenance of common areas. Utilities and Water: Tenants are responsible for setting up and paying for their own utilities, including electricity, and internet/cable services. Water usage is included will not be separately billed to the tenant. It's important for tenants to manage their utility accounts and ensure timely payments to avoid any service interruptions.
