Two most recent pay stubs (issued within the past 60 days)
Fully executed job offer letter/contract (must include employer reference with contact information)
Three months of bank statements showing consistent income deposits
Signed tax returns from the past two years (W-2, 1099, or the first three pages of Form 1040)
2. Credit History:
Minimum credit score of 680 required.
Applicants with charge-offs, unpaid debts, excessive late payments, or a history of delinquency will not be approved.
3. Rental History:
Applicants must demonstrate a consistent history of meeting rental obligations and leaving previous properties in good condition, with no history of lease violations or complaints
If a current or previous landlord does not respond to a rental verification request within 48 hours, the application may be denied due to unverified rental history.
4. Additional Requirements:
In-person viewing of the property is required before applying.
Renter's insurance is mandatory before move-in.
Security deposit (one month's rent) and first month's rent are due at lease signing.
5. Policies:
No smoking or vaping permitted on the property.
Cats and small dogs (under 25 lbs.) are allowed with an additional rent of $100 per month per pet.
No waterbeds permitted.
6. Application Process:
Each applicant 18 years or older must submit a completed rental application.
