The ground-floor bedroom offers a flexible layout ideal as a private guest suite, home office, or den. We plan to replace the current sofa bed with a standard queen bed prior to lease start but are open to a desk set-up.

Located just steps from Alki beach and restaurants, and minutes from groceries and transit options. Fixed lease required no stays beyond May 31 to preserve our summer short-term rental season.

Application Requirements: We review applications in the order received, as required by Seattle's First-in-Time law. All applicants must provide:
Valid government-issued photo ID
Proof of income (2 recent pay stubs, offer letter, or equivalent)
Contact info for 2 previous landlords or housing references
Income Requirement: Monthly gross income must be at least 3x rent.
Credit & Rental History: Strong credit and rental history preferred. Priority will be given to applicants who demonstrate:
Minimum credit score of 740+
A consistent record of on-time rent payments
No evictions or unlawful detainers in the past 5 years
No ongoing landlord-tenant disputes, unless satisfactorily resolved
No bankruptcies in the past 5 years
Occupancy Limits: Full House: Max 5 occupants (including children)
Pets: Dogs (up to 2 max) are considered on a case-by-case basis. Applicants with pets may be asked to provide:
The type, size, age, and breed of the dog
Dogs must be under 40 lbs, non-shedding, and non-aggressive breeds only
Proof of spay/neuter and current vaccinations
Prior rental references that reflect the pet's behavior
A refundable pet deposit of $500 per pet may apply if a pet is approved
Pet rent of $100 / month per pet
