Occupancy is limited to 2 people per bedroom. Highlights of lease agreement (upon being selected to lease this residence you will be provided a full lease agreement). Rent Payment: Rent is due on the 1st day of each month. Late payments will incur a fee of $60 per day. There will be a 3 day grace period until the 3rd of each month. Late fees will start on the 4th of each month in the amount of $240 plus $60 per day after until payment is received. Security Deposit: A security deposit of $2400 is required upon signing this Agreement. It will be returned within 30 days of lease termination, minus any deductions for unpaid rent or damages. Utilities: The Tenant is responsible for all utilities, including Gas, Water, Electric, and Sewer. Any utility bills not paid by the due date will be the responsibility of the Tenant. Maintenance: The Tenant is responsible for basic maintenance, such as mowing grass and landscaping upkeep. The Tenant shall utilize all appliances and utilities according to manufacturer's intended specifications and uses. Proper upkeep of the appliances and utilities will be conducted by the Tenant. Prompt reporting of any issues is required. Pets: No pets are allowed on the premises without prior written consent from the Landlord. Smoking: Smoking is strictly prohibited inside the property. Violation of this policy will result in fines / monetary penalties, up to and including possible eviction.
