All cars must be parked in driveways, out of any public right of way or lawn areas. Due to complaints, the City of Panama City Beach has started to enforce local ordinances to stop illegal street parking and overcrowded parking conditions throughout the city.

PETS CONSIDERED
We are dog-friendly, but can only consider non-aggressive breeds only. A monthly pet fee shall be required for all dogs, including emotional support dogs.
DOGS CONSIDERED
We can consider up to 2 non-aggressive dogs only. A monthly pet rent shall apply. Dogs must be walked on leashes off the property and cleaned up after.
TRASH
Two trash cans are located on the driveway in front of the house. Please put the cans out on Monday and Thursday evenings for early morning pick-up the next day. Once emptied, please return the cans to the side of the house.
PEST CONTROL
Florida is a tropical state with many large flying bugs & beetles. Although the property is maintained monthly by a professional pest control service, you may still come across these critters during your stay with us, especially the Asian Cockroach. This small brown cockroach lives outdoors and may follow you into the house because it is a STRONG flier and is attracted to the light. But please do not be alarmed, these critters are not harmful and die quickly inside the home. You can help minimize your exposure to these bugs (and keep the air conditioning inside) by keeping all external doors and windows closed at all times.
POOL USE & MAINTENANCE:
* Pool Alarm: Per City code, all of our windows and patio doors leading to the backyard has an alarm to prevent children from entering the backyard and pool unsupervised. Please disable the alarms located up top before opening any windows or doors. If the alarm goes off, just flip the switch immediately to disable it. Please be careful when you manually flip the fragile alarm switch and remember to turn the alarms back on when you are done playing outside to ensure your kiddos' safety.
* No Toys in Pool: Do not put ANY small dive/children's toys into the pool or hot tub. While playing with these toys in the pool may seem harmless, these objects always end up damaging our filters and pool pump. As a result, we now check our filters and pool pump at every pool maintenance visit. If we find any foreign objects in our pool systems, you will be charged $100 or more to remove and/or repair any damages.
* No Dogs in Pool: To keep the pool sanitary and in good working order, please do not have your dog(s) join you for a swim. If we find pet hair in our pool systems, you will be charged $100+ to remove and clean the dog hair out and/or repair any damages made to the pool systems.
* Pool Heater: The pool is heated to 80 degrees from October 1 - April 31. You may opt to maximize the pool heat to 83 degrees for an additional fee per month. We do not heat the pool above 83 degrees in order to optimally maintain the pool's system, energy use, and microbial growth. Note that the pool IS NOT a hot tub. If you would like to soak in hot water, please feel free to take a bath in one of our many bathtubs!
* Pool Equipment: If you suspect something is amiss with the pool, please contact us immediately. Except for cleaning out the skimmer basket and using our available nets, please do not operate or handle the enclosed pool equipment.
OTHER HOUSE RULES
* Use all furniture, appliances, and home goods as intended. Please do not rearrange furniture or wall decor.
* No parties or large events are allowed.
* No additional persons shall use or reside in the home without express consent by the Landlord.
* No smoking/vaping indoors. Please smoke outdoors only with doors and windows closed.
* No illegal uses allowed.
* No drugs allowed.
* No fireworks allowed anywhere on site.
* Toilet Use: Do not flush anything other than toilet paper into the toilet. Prohibited items include feminine products, diapers, paper towels, tissues, wipes of any kind, or trash of any kind. Any foreign matter may cause damage to the plumbing and/or sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the plumbing or sewer main from misuse or abuse.
* No Garbage Disposal: Use the sink strainers when washing dishes, and dispose of all food scraps into the trash because there is NO garbage disposal. Any foreign matter may cause damage to the plumbing and/or sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the plumbing or sewer main from misuse or abuse.
* Keep Doors and Windows Closed: It is very critical that you keep all doors and windows closed during your stay. Due to the high humidity and constant use of air conditioning inside the home, leaving the doors and windows open will cause the HVAC system to freeze over and cause water damage to the walls, ceilings, and electronic door locks with condensation build-up. We would hate to have to charge you for these damages.

MAINTENANCE
Landscape and pool maintenance is provided by the owner. The tenant is responsible for keeping the home clean and in good use. All appliances and features shall be used as intended. However, if there are any maintenance issues, please call the owner to schedule all repair calls. The owner shall be responsible for any damages caused by normal wear and tear.
MAX CAPACITY
The lease shall cover up to 10 occupants. With approval, you may have guests visit for up to 6 consecutive days or 14 days in total within a 6-month period.
SECURITY DEPOSIT + OTHER FEES
* $35 application fee.
* A refundable security deposit of 1 month's rent is collected to pay for any outstanding utility bills and/or extraordinary cleaning fees, repairs, or damages caused by you and your guests during your stay.
* A $595 move-out cleaning fee is charged at lease signing.
* Pet fee: $25 per pet per month. Refundable pet deposit: $250 per pet.
* ONLY available on Nov 1, 2025 - Feb 28, 2026.
PAYMENT TERMS
This is a short-term, temporary lease. Upon signing, all security deposits, move-out cleaning fee, and 50% of the total rent owed shall be paid. The remaining balance shall be paid 10 days prior to the start of the lease term.
