Rent is $2200 a month
We need first and last month rent and a cleaning deposit of $300. We need a total of $4700 before move in. There will be no move in until the form of payment clears

A credit report will be required and thoroughly reviewed as a critical part of the tenant selection process, so please keep that in mind when applying. Proof of income plus verification of employment.
Please state the correct past landlords with all relevant information. More than one prospective tenant in the past has put their buddy or incorrect information. This all will be investigated.
In the lease, if people other than those listed on the lease move in this will also void the lease forfeiting the cleaning deposit and last month deposit and you will have to move out immediately.
I am very prompt in fixing any problems on the house and will not let something wait. Accordingly, I ask that you be on time on the rent. Rent paid after the 7th of the month will be accessed $50 per day.
If you decide you will like to improve the house such as painting etc. let me know in advance for approval and I will be sure to reimburse you. I do ask that you provide me a receipt for IRS purposed.
House will be available on September 1 although we may have some details to finish that should not inconvenience you. It's available for a walk through.
Renters insurance is required and will need to be verified when deposit is paid.
Sorry for the unusually long list of requirements. Unfortunately, I have had one or two bad tenants that ruin it for everyone else. Accordingly, in order to protect the property and my interest, I have to be very careful. The neighborhood and nearby schools are excellent and I think you will enjoy living here. I am sure you understand.
