Right of first refusal: Applications are processed in accordance with Seattle's First-in-time ordinance 14.08.050. At the time that fully completed applications, verifiable identification, and application fees are paid in full to Owner/Agent, applicants may choose to sign a Deposit to Secure Occupancy. This document will be signed between the applicants and Owner/Agent and will serve as a receipt for a deposit in the amount of 25% of the first month's rent. The completion of this Deposit and document allows for the Owner/Agent to hold the property, remove it from the market, cancel advertising, and cease showings to other prospective residents. With the above, the Applicant is conditionally accepted and once qualified the amount will be applied to the amount due of the first month's rent. If the applicant is disqualified the owner/agent will refund the deposit. If the applicant fails to sign the lease or indicates that they do not intend to occupy the premises per the signed deposit statement and within 48 hours of being offered tenancy, then the deposit shall be forfeited as liquidated damages. Smoking: This property is a NO SMOKING property. No use of cigarettes, cigars, hookahs, pipes, or other apparatus are allowed on the property due concerns with fire safety and the health and wellbeing of the neighbors. Any violation of the No Smoking addendum will be served with a 10 Day notice to Comply or Vacate and may result in termination of tenancy. Applicants will sign a no smoking addendum at initial lease signing and any changes in tenancy will require an updated addendum. Pets are allowed on the property with the following provisions: Pets must be listed on a current and approved Pet Addendum signed between the Owner/Owner's Agent and the tenant PRIOR to any pet residing on the property. No more than 3 mammals in total. The total number of pets will be a reasonable amount and shall not require over 10 percent of the living area's floorspace. Each animal at minimum will be considered to need 2 times its weight as square footage of livable floor space and each animal will at minimum be required 1 sq. ft. of floor space. Aquariums or tanks for pets larger than 3 gallons are not allowed on the property. Pet Sitting is not allowed without prior approval and a signed Pet Addendum. Pet sitting businesses are not allowed. The pet deposit will be 25% of the cost of 1 month's rent or $500, whichever is less. At the time of application any current or future intended pets to be on premises during the period of the lease must be disclosed in the application and to the Owner/Agent in writing. Tenants are responsible for all damages incurred to the property by their pets. Tenants must maintain reasonable peace and quiet with any pet occupying the premises. Complaints received from neighbors will result in a verbal warning, a written warning, and finally forced mediation between both parties. If the neighbors' complaints are unfounded, then damages can be pursued in civil court. Disregard of other neighbor's rights to quiet peace and enjoyment of their domicile or bodily harm occurring from any pet to visitors, neighbors, or management will be grounds for termination of tenancy. Exotic, poisonous, or venomous animals must be registered with the county and may be disallowed. Co-signers are allowed and may serve to meet income requirements. Each Co-Signer must fully complete an application and meet the criteria set herein. Co-signers must be listed on a signed Guarantor Addendum. Application fees are $45 per application. Utilities included with Rent and provided by the owner: Water, Sewer, Regular garbage, recycling, and yard waste services. (Not to include fines for improperly disposed of items or bulky item service). Tenant's setup their own accounts and pay for their gas and electric directly to PSE. In the event of failure to properly setup and maintain accounts with PSE for Electric and Gas utilities and if any utilities billed or paid for by the owner at the tenant's behalf they will be invoiced to the tenant and are due within 14 days of receipt. Crime Free Addendum: This Addendum will be completed at the initial lease signing agreeing between owner/Agent and Resident(s) that there will be no Illegal drugs, substance abuse, illegal gang activity, graffiti, no criminal activity, or domestic violence tolerated on the premises. Any violation of this addendum is grounds for eviction. Parking is not provided nor managed by the rental agreement or property owners. Street parking is controlled by the City of Seattle and all local, state, and zoned parking ordinances are the responsibility of the applicant to adhere to. Renter's Insurance: Renter's insurance is required and must be in effect prior to occupancy. Minimum coverage provided by a licensed broker is acceptable and coverage beyond the minimum is recommended. Please notify management of policy changes. Additional Addendums to be signed at the time of the signing the initial lease agreement include: Bed Bug Addendum, Mold Addendum, Military Clause Addendum, Resident's Designee Notice, Resident Utility Billing Notice, and may include others based on specific applicant needs. Additional details regarding specific property requirements may be in the Agreement to Enter into Lease and posted in property advertisements. A copy of the lease agreement to be signed may be provided to the applicant upon request prior to application. To receive an application, you must first schedule an appointment for a showing with the Owner/Owner's Agent. During this walkthrough you will receive a copy of this tenant screening criteria if you wish to apply to rent with us. Applications must be filled out in full. Please include information as described in this Tenant Screening Criteria to help establish proof of identity, employment, and ability to pay rent. Please provide information (if applicable) to include eviction history, sex offender registration, details on pets that will live in the unit, or details on any service and/or emotional support animals that will live in the unit along with a verification letter when submitting your application. One application is required per adult occupant 18 years of age and older. Applications must be completed in full. Applications containing intentionally false or misleading information will be denied. Applications are processed through RHAWA and the agency does not accept reusable tenant screening reports. Once your application is submitted you may be requested additional information from the Owner/Owner's Agent. Applicants must respond to any information requests from the Owner/Owner's Agent within 72 hours. If your application is approved for tenancy, you must accept or deny the offer in writing within 48 hours of receiving notification from Orleans Street LLC. To complete the screening application, applicants must provide the following at minimum: 1. Application fees: Application fees are $45 per applicant and are non-refundable. Application Fees are accepted in the form of a Personal Check, Cashier's check, Zelle, Money Order, or Cash. Application fees are to be made payable to: Orleans Street LLC and shall be provided to Owner/Agent in person or mailed to the provided address. Applications will not be processed until all documentation and application fees are received. 2. Proof of Identify: At least 1 copy of a valid Photo Identity is required at the time of application submittal, this is a requirement for the Owner/Agent to verify prior to submitting the application to the screening agency. Examples of accepted forms of Identification include: State issued I.D. or Driver's license, Passport, or alternate identification that meets established alternative identification list provided by RHAWA and with agreement of both Resident and Owner/Agent prior to selection and use of form. Owner/Agent may seek formal legal advice as appropriate. 3. Proof of Employment: 2 most recent paystubs and a current employer reference to verify steady employment or alternate; See Employment History section above for further details. 4. Proof of Income: This is a ratio of 2.5:1 income to rent required and debt to not exceed 20% of gross, verifiable income. See Income Requirement section above for further details. 5. Credit Criteria: Credit score 600 or higher The credit report should indicate good payment history with no collections from housing providers or utility companies. The credit report should not have more than 10 non-medical accounts or $5,000 in non-medical collections. Credit items not affecting qualification include: paid collections, satisfied judgments, medical accounts, and discharged bankruptcies. There can be no active bankruptcies. All bankruptcies must be discharged. No evictions or unlawful detainers within past five years. Foreclosures are allowed. A security deposit will be collected in the total cost of one month's rent minus the cost of any non-refundable (application) fees and minus the cost of any pet deposits (if applicable). Due at lease signing is the cost of the 1st months' rent as advertised minus any pro-rate and/or deposit to secure occupancy (if applicable). Last month's rent is required, and it can be paid at the inception of the tenancy in full or in 6 equal monthly payments.
