Since this is a duplex there would be someone living above this home (you do not share any appliances and the entrances are separate from each other). There is street parking which is free. Rent includes water, sewage & garbage per month.
Renter would be responsible electric (no gas for this unit). Since this is a duplex the water / sewage & trash are shared with the other unit and this will be provided by the landlord and this is the reason behind the extra $125 a month. We would require a minimum 12 month lease. This is a non smoking home, parking is available on the street. The tenant would be expected to maintain the plants and weed the side yard / patio that is part of the 3021 property. Dogs and cats are allowed and there is a pet deposit that is refundable as long as no damage has been done by the pets.
(b)(i) The landlord may charge a prospective tenant for costs incurred in obtaining a tenant screening report only if the prospective landlord provides the information as required in (a) of this subsection.
(ii) If a prospective landlord conducts his or her own screening of tenants, the prospective landlord may charge his or her actual costs in obtaining the background information only if the prospective landlord provides the information as required in (a) of this subsection. The amount charged may not exceed the customary costs charged by a screening service in the general area. The prospective landlord's actual costs include costs incurred for long distance phone calls and for time spent calling landlords, employers, and financial institutions.
