These costs will be treated as additional rent and are grounds for eviction if not corrected. No Alterations Without Written Approval Tenant may not paint, drill, mount TVs, remodel, or make any modifications to the home without written permission from the landlord. Unauthorized changes will result in a minimum $300 fee, plus the cost of restoration. Utilities Tenant Responsibility Tenant is responsible for setting up and maintaining all utility services, including: Electricity (ComEd) Gas (Nicor) Trash removal Septic system cleaning/service Heating fuel (if applicable) Internet or cable services Landlord only pays for water. All other utility accounts must be opened in the tenant's name and remain active and current throughout the lease. Utility Proof & Verification Tenant must keep monthly records of gas and electric bills and provide them upon landlord request only. Acceptable proof includes: Screenshot of account/balance Forwarded utility email Copy or photo of mailed bill Failure to provide proof when requested will result in a minimum $300 fine. Pets No pets are allowed under any circumstances. This includes dogs, cats, birds, reptiles, or any other animal. Unauthorized pets will result in a minimum $300 fine per occurrence, plus any damage, odor, or cleaning fees. Continued violations will result in eviction. Smoking Policy Smoking of any kind is strictly prohibited inside the property. This includes cigarettes, cigars, marijuana, vapes, hookahs, or any other products. Violations will result in a minimum $300 fine, plus the cost of deep cleaning, odor remediation, and repainting. Repeat violations are grounds for eviction. Landlord Right of Entry The landlord may enter the home with reasonable notice for inspections, maintenance, or safety concerns. If there is reasonable suspicion of damage, strong odor, unauthorized activity, or a health or safety issue, the landlord may enter without prior notice, as allowed under Illinois law. Guests, Parties, and Overnight Stays Tenants may host social gatherings with up to 40 guests at a time, provided there is no damage, noise complaints, or safety violations. The following rules apply: Guests are not allowed to stay more than 3 consecutive hours unless approved in writing. Overnight guests are limited to 2 consecutive nights and no more than 4 total nights per month. Tenants may not disguise long-term occupants as "guests."
