When using full credit reports a minimum credit score of 650 to 750 would be expected. Rental History: Applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider (s) for a minimum of 12-24 months and have no prior evictions. No adverse action would be taken based on a prospective tenant's non-payment of rent that occurred between March 1, 2020 and December 31, 2021. An applicant would not be denied, discouraged to apply for tenancy or otherwise make unavailable any rental dwelling unit based on a prospective tenant's medical history including, but not limited to, the tenant's or prospective tenant's prior or current exposure or infection to the COVID-19 virus. Inquiries about, considerations or requiring disclosure of an applicant or prospective tenant's medical records or history, unless such disclosure is necessary to evaluate a reasonable accommodation request or reasonable modification request under RCW 49.60.222. Employment History: Applicant should provide copy of most recent paystubs and a reference for verification of steady employment. Self-employed applicants should provide bank statements for last 3 months and signed tax returns for the last 1 to 2 years to document predictable income. All income sources will be considered. Income Requirement: Typically an income to rent ratio of 3:1 is common. (For example, rent should not exceed 33% of gross income.) Debt to income ration should not exceed 20% of applicant's income. Sex Offender Registry Information: An individualized assessment of any adult on a county, state or national sex offender registry is conducted to determine whether a business reason exists to deny tenancy. The nature and severity of any offense is considered, in addition to the number and type of convictions. Also, consideration to the time elapsed since any conviction(s), age at time of conviction(s), evidence of good tenant history before and after conviction(s), any additional information showing rehabilitation, good conduct or other factors will be considered. Policies: Two keys, marked "Do not Duplicate" will be provided as well as an access code for a smart lock. Street parking and alley parking is available. No smoking allowed in apartment. No pets as advertised. If guarantors / cosigners required because applicant does not meet one or more criteria, the guarantor / cosigner should reside locally. Please refer to the rental agreement if additional tenants reside at residence for longer than 14 days and must be added to the rental agreement. Only one check will be accepted at time of rent and not multiple checks. Required fees and documentation: Please present a copy of your driver's license and $100 deposit (check okay) that is fully refundable should the application not be approved. If approved, the $100 will be deposited, as mutually agreed, toward prospective tenant's security deposit. The initial security deposit and first month's rent will be provided as cash, cashier's check or money order. The security deposit will be equal to one and one-half months rent. Owners occupying the same single-family-home property / lot as the rental (including ADU's, DADU's or room rentals) are exempt from the City of Seattle laws but a copy of the Minimum Standards Application Criteria is being provided to Applicant and reflects a good guideline for applicant acceptance.
