The only shared space is the backyard, where you may occasionally see us or our three adorable red-headed kids. **PLEASE NOTE: As this is a basement suite, some areas of the suite have lower ceilings, stairs, and sound may be heard in the upstairs unit. MONTHLY RATE: Rent: $1300 PET OPTION: $65/ month REFUNDABLE DEPOSITS: Deposit: $2300 Please message me with any questions you may have! Lease Terms: RENT DURATION: Flexible lease options are available, from 1 to 18 months. The minimum stay is 1 month. UTILITIES: A flat rate of- $100/month will cover your utilities INTERNET: High-speed internet is included for a flat rate of $65/month. PARKING: A gravel parking spot is assigned to you on the left-hand side of the house for $35 a month. PETS: One pet is welcome at a monthly rate of $100. Your pet must be listed in the lease. We expect you to clean up after your pet, including any waste in the backyard. Extra cleaning fees apply if your pet causes excess mess or damage. GUESTS: This guest suite will comfortably fit 2 people. Both of which need to be added to the lease. No overnight guests are allowed who are not listed on the lease. POLICIES: Maximum occupancy of 2 people, both of whom must be listed on the lease. Monthly cleaning checks will be conducted. Occasional noise from children in the upstairs unit and low ceilings in some areas. Smoking is prohibited. Security Deposit: Required and refundable upon meeting lease terms.
