The lot is approximately 8.5 acres total, and maybe three more acres of that are buildable. the rest of the 8.5 acres goes down the valley, which is a conservancy area past the property line and about halfway up the other side of the canyon, the area down into the canyon (about 5.5 acres) is too steep to build upon. The lot west of the house was added to this lot in 1999, or so, I cannot recall exactly. (This is why the total lot at this time is larger than average for the area.)
