The water, electricity, internet, and lawn mowing fees incurred during the lease period shall be borne by Landlord. If the Tenant engages in any high electricity consumption activities such as cryptocurrency mining, operating servers, or using industrial-grade equipment the Tenant shall be solely responsible for the full cost of the resulting electricity usage. This may be calculated based on a reasonable estimate by the Landlord. Lease Term: A one-year lease term is preferred; however, shorter lease terms are also acceptable.
