112 +/- Acres, Pine Creek runs through the entire property this is a year around creek with trout, crawdads, periwinkle etc. This property is very u nick it has “perfected water rights to the creek that are approved through IDWR” this is very rare some will tell you they have water rights on their deed but they have not been perfected our water right is from 1890 our water right has never been called. This property also has an irrigation well we are the only one that has this. All hand-line and pumps and irrigation equipment come with the property. The house is basically a 3 story, there is a half basement, the furnace, water heater, and well pressure tank are in there plus lots of storage. (All have been replaced recently)
The heat pump is just outside of the basement for air conditioning it is serviced 2 times a year and is 12 years old along with the furnace. The living room has Black Walnut Live edge hand sanded 1 slab window sills along with the kitchen, one wall is tung and grove knotty cedar, all of the inside window trim is done in knotty cedar.
Outside Buildings include a detached insulated shop with a 2 car attached over-sized garage, an old original 1 car garage converted to a wood shed. A large hay-shed with lean too on one side, a 5 stall horse barn with hay storage, tack room and extra storage area, also includes a 42 X 42 indoor arena. There is a 4 stall equipment shed and a 40 X 60 shop rebuilt after the big snowfall.
There is an older walking/quad crossible bridge across the creek it is safe. I am still working on the house and will finish my plans as wanted with the new buyer, my husband has metastatic melanoma and his dad now has cancer so need to move closer to his parents. We are open to negotiations.
I will add pictures of the inside as soon as I can Electrical was updated throughout the property in 2013 fiber optic cable is being installed. Zillow has not updated the sales in the area nor have they compared what has sold recently to our home. We are not out of line on our listing price based on recent sales. Not sure why Zillow has it listed as a flood zone the creek will flood but the house and barns are way above the creek and have never flooded no flood insurance required.
