Completed applications and supporting documents for each applicant must be submitted before we can begin the qualification process. Applicants are accepted on a first come, first qualified basis, NOT first application submitted. You can help speed up the process by making sure all applications are filled out completely and providing supporting documentation in a timely fashion. We strive to approve or deny all applications within 72 business hours. Verification of employment and rental history are generally the hold up and we do not take responsibility for delays in receiving information from 3rd parties. We will continue to market the property until we receive a signed lease and full deposit paid via certified funds. Signing a lease but failing to submit the deposit will NOT take the property off the market and the property may be leased to another party who is able to complete all requirements. Qualifications: A 710 credit score is required. Combined (verifiable) gross monthly income of all applicants must be at least 2 times the monthly rental amount. We comply with the provisions of CO sb23-184. Proof of income in the form of 2 current paystubs and/or previous years' W-2s shall be submitted with application via email. In the event that the applicant is self-employed, proof of income in the form of 2 months of personal bank statements AND previous years' tax returns shall be submitted with application. Consistent, on-time payment history must be shown. No open bankruptcies. Rental History: Minimum one year of positive, verifiable rental history or home ownership is required. We will contact current and previous landlords to obtain information regarding care of the rented premises and history of late or returned payments or prior evictions or evidence of monies owed to any previous landlord. Proof of Identity: All applicants must provide a legible copy of a valid identification with full name and date of birth along with one of the following: Current driver's license Social security card Valid work visa Current alien registration receipt card Current temporary resident card Current employment authorization card Pet Policy One small dog and/or one cat will be considered. If allowed, there will be an additional deposit of $300. Deposit is refundable provided there are no damages to the property or monies owed at the time of move out. Denial Policy Applicants may be denied for the following reasons: Evictions and/or monies owed to an apartment or landlord. Open Bankruptcy.
