Lease Terms for 1 Bedroom Rental:
1. Lease Duration: The lease term will be for one year, starting from 11/1/2024 and ending on 10/31/2025.
2. Rent Payment: The monthly rent for the 1-bedroom rental unit is $1,250 rent. Rent is due on the 1st day of each month. Late payments may incur a late fee up to a maximum of $50.
3. Utilities: The tenant is responsible for paying a monthly utilities. Which cover electric, gas, water, trash, yard maintenance, and WiFi.
4. Security Deposit: A security deposit of $1,250 is required prior to move-in. This deposit will be held to cover any damages beyond normal wear and tear and will be returned within 30 days of lease termination, subject to deductions if necessary.
5. Maintenance and Repairs: The tenant is responsible for reporting any maintenance issues or repairs needed in a timely manner. Landlord will address repairs within a reasonable timeframe.
6. Mailbox: The mailbox is shared with the attached house. Both tenants are responsible for collecting their mail promptly and ensuring the mailbox area is kept organized.
7. Occupancy: The rental unit is designated for 1 occupants. Any changes to the number of occupants must be communicated to the landlord and approved in advance.
8. Subleasing: Subleasing of the rental unit is not permitted without written consent from the landlord.
