We are looking for a responsible tenant with commonsense who does not have an "entitlement" mentality. College graduates or students, certified tradesmen, stable family units (i.e. LEGALLY married couples with kids), and professionals are encouraged to apply.
This unit is NOT for first time renters or renters without sufficient rental history UNLESS you are a college graduate or student enrolled at an accredited college or university WITH a decent job.
Lease term is one year, and renewals are discretionary.
Tenant will be responsible for all utilities, which includes water, gas, and electricity.
Pets are allowed so long as applicant properly cares for them and maintains property.
Proof of sufficient income and stable employment must be shown upon submission of application. Income must double monthly rent. E.g., four recent paystubs. All adults must submit proof of identity and undergo background checks.
Must have a reasonable credit score. For instance, if you have recent car repossessions, eviction proceedings or judgments, or other indicators that show that you are not a responsible adult, please do not apply. Credit scores in the 500s will likley be too low for approval.
Criminal and credit background checks will be done. We will evaluate each application on a case-by-case basis.
We contact prior landlords for references. Bad prior rental history will hurt chances of being approved. Family members and friends are not references unless they are qualified co-signers who can prove that they have the financial means to be fully responsible for damage to the property and late rent payments.
Security deposit is $2800. Thus, to move in, applicant needs $4200 in total ($1400 first month rent + $2800 security deposit). Upon end of lease, applicant's security deposit will be promptly returned if property is left in good condition.
Washer and dryer included for tenant use as courtesy.
