Tenant Duties: Keep Premises clean and sanitary, promptly notify Landlord of conditions requiring repair. Landlord Duties: Maintain the property in a habitable condition and make repairs. No subleasing or assignment without Landlord's written consent. No structural changes, painting, or improvements without written consent. No pets allowed unless negotiated with landlord. Landlord may enter at reasonable times with reasonable notice for repairs, inspections, or to show the property, except in emergencies where no notice is required. If Tenant fails to pay rent or otherwise breaches this lease, Landlord may exercise remedies under Texas Property Code Chapter 24 and other applicable laws, including termination and eviction.
