Furnished Living Area: Cozy and welcoming atmosphere High Speed Internet (free) Shared Garage: Access to 1 garage space Living Arrangement: We occupy the basement and have no access to the upstairs (except garage). Our estimate is that we will occupy the basement for a max of 8 weeks/year (4 2-week trips) Utilities are shared during our visits. Otherwise, tenant pays for all utilities. Minimum of 1 year lease. 2. This is a 55 and older community. 3. HOUSEHOLD SUPPLIES and CLEANING: Housemates are solely responsible for all their own supplies and cleaning for the upstairs portion of the property. We prefer unscented products be used. Floor product will be specified upon rental agreement. 4. SHARED AREAS: Landlords will have sole access to the basement of property and will have access to the garage. Housemates will have sole access to the upstairs of the property and the garage. Trash and recycling bins are shared by Housemates and Landlords. (Trash pickup day is Thursday each week while recycling is every other Thursday). Landlords will require access to the basement via the side and front yard and may come and go as necessary. Landlords will notify Housemates when they plan to stay at the property. 5. PERSONAL PROPERTY: Housemates and Landlords agree to not use or borrow each other's personal item(s) without prior approval. Any exception(s) to this rule will be clearly stated. This does not include items included as part of the upstairs living environment unless specifically noted in the Move In Agreement. 6. CLEANING: - Housemates will have full responsibility for cleaning the upstairs portion of the property. 7. GENERAL TERMS: - SMOKING: No smoking is allowed within or around the property. - PARKING: Use of one side of the garage for a vehicle and other areas for storage of other property. The Landlords golf cart will be parked in the garage and they will need access from time to time when staying at the property - OVERNIGHT GUESTS: The agreement is for Housemates only. Any overnight guests can stay for a maximum of 7 days. (Intent is that the agreement is for lessees only) any additional "Housemate" will need to be identified and approved by the Landlords. Contact landlord if guest plans to stay longer than 7 days. - CLUBHOUSE ACCESS and HOA RULES: Housemates agree to follow the HOA rules regarding clubhouse access and general HOA Rules as provided by Landlords. - NOISE: The community is generally quiet and Housemates will not cause any audio disturbances. - BEHAVIOR OF GUESTS: Housemates are responsible for the behavior of the their guests. - KEYS: _______ set of keys will be provided one garage opener device will be provided to Housemates. The front and garage door all have digital locks. - SHARED AREAS: Only the garage and front and side yard areas will be shared. - MAINTENANCE: Housemates will inform Landlords immediately of any issue that needs attention.
