TENANT MAINTENANCE: TENANT will perform all maintenance and make all ordinary repairs, as reasonably are required due to TENANT's negligent act or omission and maintain the Residence, its glass surface, equipment, carpeting, flooring, tile, fixtures, cabinetry, plumbing, draperies, blinds, attachments and interior wall surfaces in as good as condition received and will so surrender the Residence upon any termination of the Rental Agreement, all subject to reasonable wear and tear. Without limitation TENANT will: (I) promptly repair any damage to the residence cause by the TENANT, or any person in or about the Residence and subject to TENANT actual control or right of control, (II) clean or replace, as the case may be, all air conditioning lters (III) maintain all elements of the Residence including but not limited to, kitchen and laundry appliances, which are damaged due to TENANT's negligent act or omission (IV) perform all routine maintenance of the plumbing xtures, unclog or repair all drains or toilets which become clogged whether with TENANT's own labor or professional plumber to be paid by TENANT. NOT ALLOWED WITH NO EXCEPTIONS; DISPOSABLE OR ANY KIND OF WIPES, GREASE OR AND FOOD PUT DOWN THE DRAIN. (V) maintain the lawn and associated landscaping in good condition (VI) provide for garbage and trash removal and the extermination of rats, mice, roaches, ants, eas, bed bugs and other pests, (VII) sweep all balconies and porches of leaves, and (VIII) handle all other ordinary maintenance jobs costing less than $200.00 each, and (VIIII) AIR CONDITIONER FILTERS MUST BE CHANGED EVERY MONTH ON THE 1ST DAY OF THE EACH AND EVERY MONTH. 11. LANDLORD'S MAINTENANCE: Except for routine maintenance under Section 9, and for damage that is TENANT responsibility, and except for any washer/dryer left on the premises, the LANDLORD will (I) repair all structural elements of the Residence including the roof, repair and maintain the plumbing, electrical and HVAC systems, utility instillation and appliances serving the Residence, (II) make all repairs required to maintain the Residence in a structurally sound, watertight and habitable condition, and (III) provide treatment for termites. Reasonable advance notice is an absolute precedent to LANDLORDs duty to repair. LANDLORD and his agents will have access to the property at all reasonable times to conduct maintenance and inspect the property quarterly. If the Residence become uninhabitable because of any re, ooding or other casualty that is not TENANT's fault ( ooding due to washing machine or washing machine hose failure WILL BE considered the TENANT's fault) , this Rental Agreement will terminate as of the date of such occurrence: ALL prepaid rent will be adjusted on a daily basis as of the date the casualty occurred, and the TENANTs deposit will be returned to TENANT. If TENANT is not then in default under this Rental Agreement, and this Rental agreement then will terminate. TENANT may use any washer/dryer left on premises by LANDLORD. LANDLORD may remove the washer/dryer and does not warrant the washer/dryer. TENATS ARE ENCOURAGED TO CALL THE LANDLORD IMMEDIATELY that they might suspect any type of problem, especially with Air conditioning, leaks, plumbing problems or electrical problems.
