Rental Terms and Conditions
Program Eligibility: This home does not qualify for Section 8 or VA Home Vouchers.
Lease Term: 12-month lease at $2,400.00 per month, renewable annually.
Rent Payments: Rent is due on the 1st of each month via digital payment. A 5-day grace period is provided; payments received on or after the 6th are considered late and will incur a $150.00 late fee, along with issuance of a 20-day eviction notice unless prior arrangements have been made in writing.
Application Requirement: All occupants age 18 and older must complete a Zillow application to be considered.
Deposits: First month's rent, last month's rent, and a $2,400.00 security deposit are required at lease signing.
Insurance: Tenant must carry a renter's insurance policy with a minimum of $100,000 liability coverage. Proof of coverage must be provided within 30 days of the lease start date.
Utilities: Tenant is responsible for all utilities except garbage service, which is included in the rent.
Yard Maintenance: Tenant is responsible for lawn and garden upkeep. A $150.00 fine will be charged if the property is not properly maintained.
Owner Maintenance & Inspections: Annual inspections will be conducted, including chimney cleaning, duct cleaning, roof and gutter cleaning, pressure washing, and tree maintenance and inside walkthrough. Notice will be provided in accordance with state law.
HVAC Maintenance: Bi-annual HVAC filter replacement is required. Filters will be provided by the owner, to be placed by owner or tenant.
