This modern up to date house offers 2 bedrooms , 1 full bath and yard space that provide a very plush environment that is quiet, safe, and recreational. The space presents a tasteful, contemporary & adaptable design that's conveniently located 5-7 mins to MIA Airport, Wynwood, Midtown & Design District. 10-15 min. drive to Downtown, Brickell, & Miami Beach. The house is very centrally located and close (5-15 min. drive) to many shopping, grocery, entertainment options. The neighborhood is nestled in a quiet area that is very family oriented with a playground park directly across the street and a church as well. Included are 2 parking spaces available in the gated driveway of the house. Alternatively from vehicle, there is a Metrorail station (Brownsville) about 15 minute walking distance from the house and Metrobus lines in very close proximity to the house. All windows throughout the house have been upgraded to hurricane resistant impact windows for additional safety, noise reduction, and cooling/heating retention. Each room is equipped with clean towels, blankets and closet space for storage and convenience. Upon entry you will be introduced to: A. The open concept living & kitchen space that has full on entertainment with smart TV offering live cable streaming services & apps (YoutubeTV, Netflix, etc.), an electric fireplace, sound bar, card games, readings and bar for use. Also, the sofa is modular and can be rotated to act as a full bed when placed together or 2 separate twin beds. B . Bedroom 1 acts as a sleeping / office space with a pull out queen sofa bed, work supplies such as whiteboard, 11x17 compatible printer, and general office tools/utensils. Additional bed sheets, pillows and mattress topper comforter pad are available. C. Bedroom 2 is a sleeping space with queen bed garmented in soft sage egyptian cotton sheets. There is also a private smart TV with live cable streaming services & apps (YoutubeTV, Netflix, etc.). D. The yard space - has seating area, jacuzzi, wood firepit, bbq grill, and outdoor games such as giant jenga, connect4, cornhole and waterguns for fun in the sun. All yard night lights are solar powered and turn on automatically at night. - The hottub jacuzzi is available to use and can seat a maximum of 6 people. - The grill is a stainless steel propane gas grill with electric ignition and night lights. The house contains a in-home washer and dryer. The kitchen comes with cooking utensils and pots, pans, blender, coffee maker, tea kettle, air fryer & flat bed griddle available. Directions for use can be given on any appliances if needed. The home is also equipped with an advanced water filtration system that provides 100% clean water throughout the entire house directly from the tap making bathing, drinking, and cleaning 100% safe and healthy. Pack n play crib for infants are also available for use upon request/availability. Note: There is a rear portion of the house that is locked/closed off and inaccessible to tenants/guests. This is the owner's personal space for belongings, supplies, and storage. The owner occasionally may come by and be present for pick-ups/deliveries, maintenance check-ups, answering any questions about the house and area, etc. The owner will provide the upmost privacy & respect to all tenants/guests through the duration their stay if ever present on the property. A full house guideline and rule book will be issued and needed signature upon lease agreement. Background check will be required for all tenants/guests staying at the property, maximum tenants / occupancy are 4 adults. Children under 18 years of age intending to stay at the house will be factored in the rental rate/security deposit depending on agreed terms. All utilities are included in rental rates. Rental rates are as follows: 1 adult - $3000 (negotiable) 2 adults - $3000 3 adults - $3200 4 adults - $3500 Please reach out via phone/text to Bryant if have any questions, viewing scheduling and availability inquires. PLEASE ADVISE to reach out in advance as the the house's availability tends to become reserved very quickly. THE HOME SHALL BE RETURNED IN THE CONDITION IT WAS IN UPON ARRIVAL. IF CLEANING/DAMAGE FEES ARE WARRANTED, IT WILL BE ALLOCATED FROM THE DEPOSIT. OPTION FOR PROFESSIONAL CLEANING CAN BE ARRANGED FOR A FEE. RENT AGREED UPON IS DUE AT 1ST DAY OF THE MONTH AND NO LATER THAN 5TH DAY BEYOND THAT DATE. LATE FEE OF $150 WILL INCUR IF NOT RECEIVED AFTER 5TH DAY OF DUE DATE. IF NOT RECEIVED AFTER 10TH DAY, EVICTION PROCESS WILL BEGIN & FULL DEPOSIT IS FORFEITED. IF RULES ARE BROKEN AS PER LEASE AND HOUSE RULES AGREEMENT, IT WILL WARRANT FORFEITFURE OF DEPOSIT AND POTENTIAL EVICTION, SITUATION DEPENDENT. FULL HOUSE RULES AND GUIDELINES WILL BE PROVIDED UPON DEPOSIT RECIEVAL.
