Our entire management style is one reason why most of our tenants tend to stay. Occasionally we get a vacant unit, such as this 1-bedroom 1 bath unit. The owner is a hands-on owner. His style of management involves constant and immediate contact. That means you can generally be able to contact the owner at almost all hours of the day, and can expect a near-immediate response to text messages. He checks in on his apartments weekly, mows lawns, does light clean-up work and some light repairs. Sidewalks get shoveled and salted in the winter. The rare lengthy power failure brings an electric generator to the building to power refrigerators, lights and cell phones. The apartment is on a sleepy side street. Just far enough away from the noise, but just close enough to civilization as to not need to drive too far to get anywhere. Walgreens, a gas station, White Castles and th post office all all within walking distance. The bus route is just a block away. The apartment has all the appointments of a bygone era: hardwood floors, half-length wood planks along the dining area walls, and attractive 1930's period wall tiling in the kitchen and bathroom. See the last four pictures? That's pretty much what the common areas look like in all the owner's properties. The owner wants his properties to have a little bit of class, and offer a degree of "Welcome Home" when you come in the front door. Cats and SMALL dogs permitted. A 50-pound dog is not a small dog, and doesn't belong in an apartment. Pets will require an additional $250 deposit plus an additional $25 add-on per month, per pet. We expect to have the apartment ready to view by May 23rd. As far as requirements, we're looking for verifiable income at or above $1600/ month, no prior evictions, and $1100 to move in (a full first month's rent + a $550 security deposit).
