Roommate Rental Terms and Agreement
1. Smoking Policy
Smoking is strictly prohibited inside the house. Smoking outside is permitted, but please dispose of cigarette butts properly.
2. Guests
All guests must be approved at least 48 hours in advance.
My grandchildren and daughters may visit on weekends or holidays. I rarely have guests outside these times.
Male guests who are not family members are limited and require prior approval.
Guests are expected to respect the house rules and not cause disturbances.
3. Alcohol and Illicit Drugs
No alcohol consumption or use of illicit drugs is permitted inside the house, except for medical prescriptions with proper documentation.
Prescriptions must be secured in your room at all times.
4. Pets
Small dogs or cats are allowed with a non-refundable fee of $100.
Optional for small children, depending on the situation, and must be discussed beforehand.
Pets must be well-behaved and kept clean; any damages caused by pets are the tenant's responsibility.
5. Lease Terms
This is a month-to-month rental agreement.
A 60-day written notice is required to terminate the lease and move out.
The security deposit will be returned on the day of move-out, provided the house is left in good condition.
6. Short-Term Rental Fee
A premium short-term rental fee applies for any rental commitment less than one year. The specific fee amount will be communicated and must be paid upfront if applicable.
7. Move-Out Inspection
The area in the house (including the basement if allocated) will be inspected the day before move-out to assess cleanliness and condition.
8. Rent Payment
Rent is due by the 5th of each month.
A late fee of $50 will be charged if rent is not received by the 5th unless prior arrangements are made.
If rent remains unpaid by the 10th, a 30-day notice to vacate will be issued due to non-payment.
9. Utilities and Shared Items
Shared laundry facilities are available.
Tenants must provide their own laundry soap and contribute to shared household supplies such as toilet paper.
We can communicate openly about household needs and work together to maintain the shared spaces.
10. Parking
Parking is available on the street or possibly in the driveway, subject to availability and local regulations.
11. Basement Area
Use of the basement area can be granted depending on circumstances and mutual agreement.
If permitted, it is to be used responsibly and kept clean.
12. House Rules
Immediate termination of tenancy will occur in cases of violence, intoxication, or any criminal activity.
Respect for household members and neighbors is expected at all times.
13. Additional Provisions
Quiet hours are to be observed from 10 PM to 7 AM.
No subletting without prior approval.
Any damages or repairs caused by tenant negligence will be deducted from the security deposit or billed separately.
The tenant agrees to keep personal belongings secure and not leave valuables in shared areas.
There will be a signed agreement upon renting.
