Lease Duration and Renewal This Lease Agreement is for a fixed term of twelve (12) months, commencing on the agreed-upon start date. The lease shall automatically be renewed on a yearly basis unless either party provides written notice of non-renewal at least thirty (30) days prior to the lease expiration date. Payments Due at Signing At the time of signing this Lease Agreement, the Tenant shall pay the following: A security deposit equal to one month's rent The last month's rent in advance A non-refundable pet deposit of $150 (if applicable) Pet Policy The Tenant is permitted to have one (1) cat and/or one (1) small dog weighing no more than forty (40) pounds. A non-refundable pet deposit of $150 is required at lease signing + $25 pet rent. Any additional or unapproved pets will constitute a breach of this agreement. Utilities The Tenant shall be responsible for the payment of all electric utilities through EPB, as well as water and sewage services billed by the county. Trash collection is included in the rent and will occur on Mondays. Smoking Policy Smoking is strictly prohibited inside the premises and on the property grounds. Lawn Maintenance The Tenant is responsible for maintaining the front lawn in accordance with all applicable city ordinances. Failure to comply may result in fees or citations from the city, for which the Tenant will be solely responsible. Early Termination by Owner The Owner reserves the right to terminate this Lease Agreement at any time should the Tenant violate any terms or conditions outlined herein. Notice of Non-Renewal by Tenant The Tenant must provide a written thirty (30) day notice to the Owner if they do not intend to renew the lease upon the conclusion of the 12-month term. Early Termination by Tenant Should the Tenant wish to terminate the lease prior to the end of the agreed-upon term, the Tenant shall be liable for an early termination fee in the amount of 2 months rent equivalent.
